Seeking investment capital to Build a 108 Room Prototypical Fairfield Inn & Suites near the Las Vegas Motor Speedway, A NASCAR track.
We will also build a separate 50 Unit All Suites building for vacation ownership sales and an 85 space RV park which we will have membership sales as well.
We are seeking investment by 1 of 4 options:
Option 1: Full investment(JV) of $25M. This will allow for full completions of all of the above mentioned
Option 2: Partial investment of $7.7M. This will allow for getting the project ready for vertical construction with the use of a construction loan.
Option 3: Partial investment of $4.3M. This will allow for getting project shovel ready. Will include rezoning, permits, entitlements, Architectural, etc.
Option 4: Startup funds investment of $1.2M. This will be used to pay for the initial soft costs items already started. Land purchase, Architect engagement, etc.
All of the above options will be equity contributions using a 5yr Bond paying 12-18% depending on the level of involvement and will be secured with all underlying assets of the company as acquired/development with the land being the first item of security obtained after initial equity investments.
Bond will come with additional options and benefits to the investor at maturity including continued equity in the company to provide for profits from the ongoing Hotel project.
